More new Homes in Colorado Ridge

Washougal's Colorado Ridge neighborhood has a few more new homes available and a few resale homes as well. Some of these offer spectacular views of the Columbia River, Mount Hood, The Gorge, and city views all the way to Portland.

I have a listing that is perched high above the neighborhood with amazing unobstructed views of the mighty Columbia River. The builder originally was going to sell this home, then decided to live in it and now has decided to build himself a new house on the last lot he owns in Colorado Ridge.

This neighborhood is one of Clark County's best kept secrets. Camas has several similar neighborhoods but Camas is a bit spendier and Washougal offers the same amazing views for a better price and lower taxes too.

Washougal has a price advantage over neighboring Camas and the views from hillside neighborhoods like Colorado Ridge are fantastic.

This month I have a featured view property that with full disclosure, is one of my listings. This home has nearly 4000 square feet and is perched like an eagle high atop the Colorado Ridge development.

The view from the main level, kitchen, living room, master bedroom and deck are spectacular and the house was designed to capitalize on the view.

These views are forever views as the home is perched very high above any potential future rooftop. These are the best views for they will endure. This home is listed for $899,900 and has 4 beds and a den including two full ensuites and 3.5 baths.

Amazing River Views!

There are still some homes available in Colorado Ridge with spectacular views of the Gorge, City, and Columbia River. These lots are running out and there is a limited amount of future develop-able land with these kinds of views.

I have written several times about Colorado Ridge over the years. It is an excellent alternative to the much pricier options on Prune Hill in Camas. Prune Hill and Colorado Ridge, along with Lookout Ridge offer excellent views from a location that is high enough to see over the top of trees and the local city yet low enough to have modest snowfall in the winter.

This is partly what makes these areas so desirable, they lie in that sweet spot of low elevation hillsides granting the best of both worlds so  to speak.

This property for example will go live on the MLS next week. The home features more than 4000 square feet with room to expand in the unfinished daylight basement. It should be priced at around $1 million to $1.1 million.

The home has an eagle's perch that gives the owner a feeling of being in a high rise rather than a house. It feels much higher than it is. The home is situated at an elevation of less than 600 feet above sea level so the winter weather will not vary much from the valley floor. These properties are located within the city of Washougal and are close in to services. It is a mere 20 minute drive to PDX.

Clark County is a wonderful location for view properties of all types and these suburban hillside sin Camas and Washougal are just a another example of how easy it is to the enjoy the view.

New Colorado Ridge Opportunities

Colorado Ridge is back with a few more lots under construction. A beautiful new spec home is about half way complete on lot 11 that will feature this view shown in these photos.

Lot 11 is up near the top of the development and features excellent views of the river and some views to the southwest of Portland as well.

Colorado Ridge in Washougal, is almost built out so now is the time to get a home in this excellent community.

Washougal is adjacent to Camas on the west and the amazing Columbia River Gorge National Scenic Area to the east. The modern hillside development sin Washougal offer similar homes, and views to Camas' Prune Hill but at prices roughly 10-15% lower than comparable units in Camas.

Check out this View

Today I want to highlight the Colorado Ridge / Riverview Place neighborhood in Washougal. I have touched on Colorado Ridge before but today a sub-set of that neighborhood just slightly to the southwest has opened up. This home on new construction Blodgett Court is a fine example of value views in Washougal. This one doesn't have the sweeping panoramic but it does have a straight, unobstructed view of Mount Hood and the 3000 plus square foot home is listed at just $598,900.

This home is one of scores of great houses perched up on the Washougal hills. the neighborhood is very close in to all the city services, shopping and schools. But having a view like this is magnificent, and a little harder to come by when the budget keeps you away from the 800k units a touch higher up.

Finding a beautiful new home with a spectacular view for under 600k is no small feat and yet they are around in Washougal. This is one of my favorite spots. These neighborhoods are only 30 minutes to PDX another 10 gets you all the way to downtown Portland. Yet this same neighborhood is on the very edge of the Columbia River Gorge National Scenic area. That means you will always be close to the "countryside", and the magnificent natural wonder that is the Gorge.

If you haven't considered Washougal yet, by all means take a drive out to the 'Shoug' and visit Colorado Ridge and some of the other fabulous developments for both new and resale homes.

Sedate Estates has Views!

I am happy to have a couple of new homes under construction co-listed with my colleague Bert Girod. One of these is Lot 14 in Sedate Estates. This is a newer subdivision in Washougal, within the Camas School District. This is a very desirable location and Lot 14 has views of both the Washougal River and the Mighty Columbia. The city lights at night will dazzle on a warm summer's eve! This home is located on a HUGE 0.49 acre lot. Now the lot itself has a substantial portion on steep hillside, so the good news is, there is privacy and less maintenance than one might expect from such a large lot.

I love a good view and this lot will have one. The view here will not quite deliver the wow of some of my Colorado Ridge listings, but this is even closer in, being just 2-3 minutes to downtown Camas. It is also in the Camas School District which some people will find quite desirable.

I love be able to present listings in these view neighborhoods. I even like holding them open :) Views are awesome and that is a large reason why I write this blog every month. I like writing about views as well.

Colorado Ridge Has Some Room Left...

Some time ago I wrote about the Colorado Ridge development in Washougal. The link to that article is here. There are still some lots and a few spec homes available. Many places in this subdivision offer spectacular views of the Columbia River Gorge, Columbia River and the City lights all the way to Portland.

In light of our recent winter weather the relatively low elevation of Colorado Ridge at just 400-500 feet means less snow to deal with in the winter. That said, there is always a winter weather concern when you live on a hilltop.

What I like about Colorado Ridge is how truly amazing the views are and yet the homes are reasonably priced when contrasted against similar properties in neighboring Camas. From the top of the neighborhood one can be at PDX in 20 minutes. Downtown Portland is only another 10 to 15 minutes further. meanwhile head east and you are in the Columbia River Gorge National Scenic Area in less than 10 minutes!

The views are breathtaking and I have a gorgeous 3900 SF home listed at $789,900 with a huge deck perched out on the ridge. Both view images on this blog post were taken from that deck. The home should be complete in a month or two. I also have a lot listed up here at just $110,000 and suitable for a multi-level home that will feature great views like these form the second floor.

Colorado Ridge is a real winner and views like this will someday be available only on resale homes. Now is the time to snag a lot or brand new home either in Colorado Ridge or one of the other great Washougal hillside subdivisions.

Washougal View Town!

Washougal is going to pass up its rival, Camas in the hillside homes view race here at the rate they are going. Up above lookout ridge along the Camas-Washougal border is the latest Washougal neighborhood to offer breathtaking views of the Mighty Columbia, the Gorge and Mount Hood.

This neighborhood is between 500-600 feet in elevation so you get a nice 'perched'view but still remain below the winter heavy snow zone. I shot photos of this latest listing up there and it offers up some truly magnificent views. The home is pretty sharp too ;)

This neighborhood is in real close to both Camas and Washougal and is easily accessible from either Crown Road to the west or Shepherd Road to the east.

This area is only about 20 minutes to either PDX or Downtown Vancouver, and another 15 to Downtown Portland. It is a classic suburban neighborhood tucked nicely up top of the hill with spectacular views to Portland, the Gorge, Mount Hood, and the River. Oh that gorgeous east county area is view-licious. So check it out and please enjoy the view.

Washougal's Colorado Ridge has some Great Views

I have been featuring lots and homes in Colorado Ridge for the last several months and they are pretty awesome. This neighborhood is in real close to the center of either Camas or Washougal yet is perched up high with views of the Columbia River, Mount Hood, and Portland. The hillside is steep but not real high. The elevation is around 500 feet so there is not a real problem with snow here. Since it is steep the views are amazing.

Homes in this community run between $400 and $700k. The latter range buys a very large home with a grand view the former being something a bit smaller and with peek-a-boo views. Even the homes without the sweeping vistas, offer views of the local territory which is quite pretty with an abundance of evergreens in the area.

There are several different builders operating in Colorado Ridge but there is a web site showing some of the lots and homes still available in the area. Colorado Ridge.
OK a shameless plug, I have this home listed in Colorado Ridge. It is essentially a one level house save for a bonus suite over the garage. Nearly 2500 squares on the main and the aforementioned bonus suite with a full bath over the garage at 333 squares. This home has a few peek-a-boo views of the river, but the street view is nice with majestic tall evergreens serving as a backdrop to the neighborhood. The home is priced at $489,000 it is complete and ready for occupancy.

Colorado Ridge still has view lots available to build your dream house as well. This is a great spot to consider as it offers similar views to Camas' Prune Hill but at a more manageable price point.

Take a look at Colorado Ridge before you decide on your ultimate view home. especially if your price range is closer to the half-million mark than it is to the million dollar range.

Washougal has some Great Views

Washougal offers some fantastic view properties and some of them are surprisingly affordable. Washougal is also one of those places that some people "think" is far away. The reality of it is this; it isn't. In fact, according to Mapquest, at 10:15am this morning a trip to PDX from downtown Washougal is 17 minutes. The drive is less than 15 miles! How in the world is that, "Far Away"? The answer is; it isn't.

In all fairness Washougal actually covers an enormous area once you get out of "town". There are places up in the mountains with a Washougal address that are easily 20 minutes to town. Even still, any location in the "country" is likely to require a bit of extra driving, it is the price one pays for the seclusion afforded to country living.

There are two Washougals. The city of Washougal which offers up some fantastic Columbia River view properties that rival the much more expensive Prune Hill in Camas. These homes are less than 20 minutes to the airport. Then there is rural Washougal. Here you will find a virtual cornucopia of small acreage properties across a variety of price ranges. many of these properties feature a fantastic view. The views range from Columbia River Gorge, Mount Hood, to Portland city, and across to the Coastal Mountains.

Washougal offers opportunity at many elevations as well. The city properties are typically under 600 feet so the winter conditions are mild. Some of the rural areas approach 2000 feet where Christmas is truly a winter wonderland. It is hard to find an area that offers as much diversity in view property as Washougal.

 Washougal and Camas are immediately adjacent to each other. They share a common business corridor along 3rd Street / E Street. Washougal however offers generally lower property taxes and lower housing prices overall. This can spell value for the savvy shopper.

As a note of caution for buyers looking in the area, be sure to pay attention to just how far out a property is. I know I just spent a paragraph explaining that Washougal is not far away, but I also noted that the rural portion of Washougal is very large. If the property is located along Washougal River Road mile marker nine is the approximate point at which you enter Skamania County. It is a fifteen minute ride back into the heart of Washougal from that point. Belle Center Road along SR 14 in the Gorge is about eight minutes out of the center of town (Washougal). Even if you head all the way out to the Mercantile Store at mile marker ten Mapquest says it's 25 miles and 35 minutes to PDX :)

We are so spoiled here in Clark County Washington. Our out of the way destinations are still only half an hour out!
